Rental Requirements

Overview: This is an outline of the qualification criteria and application process for renting an apartment. ​The

Qualification Criteria for Renting Summary

​​

  • Maximum occupancy: One Bedroom (3), Two Bedroom (5), Three Bedroom (7). ​Landlord charges additional rent for more than 1 adult per bedroom, 1-2 dependent children allowed at no additional rental cost.

  • One year lease minimum is required.

  • All occupants 18+ must complete an application; false information disqualifies applicants. ​

  • Identification: Photo ID and Social Security card required; military IDs not accepted. ​

  • Income: Combined gross monthly income must be at least 2.5 times the rent; proof of income required. ​

  • Credit: Minimum 680 or FICO "B" score required; no more than 2 negative accounts; bankruptcies must be discharged for at least 4 years. ​

  • Residency: Favorable rental history required; evictions lead to automatic denial. ​

Application Process

  • Application fee required for each applicant. ​

  • Security deposit and first month's rent due before move-in. ​

  • Renters insurance is required with specific coverage details.

  • Utilities responsibilities outlined for residents and landlords and includes a RUBS program.​

Criminal History

  • Criminal history does not automatically disqualify applicants; considered based on nature of offense and time elapsed since conviction. ​

  • Convictions for crimes against property/people with potential jail time of one year or more may lead to denial. ​

Additional Information

  • Smoke-free policy in place; smoking outdoors only for houses, no smoking in apartments/condos. ​

  • Applicants must provide personal references and vehicle information. ​

  • Authorization for employment verification required; employers must confirm income details. ​
